Crest Capital
Beyond the asset.
Newport Beach, Bellevue, The Woodlands

Real estate held in trust deserves a different kind of advisor.

Crest Capital helps trustees, family offices, and multigenerational owners make well-documented real estate decisions, ones that account for ownership structure, objectives, risk, and long-term stewardship, not just today's asking price. We work alongside your attorney, CPA, and wealth advisor, and we document why a decision was made, not just what it was.

What we do

Real estate decisions inside a fiduciary structure rarely have an obvious answer. What's right for a property depends on the ownership structure, the family's objectives, liquidity, risk, and who's ultimately responsible for deciding. This is portfolio-level advisory, not transaction hunting.

How we work

Every fiduciary decision has to be defensible after the fact. Our process is built around that.

  1. Define the objective
What is this account bound by: the governing document, the investment guidelines, and the beneficiaries' positions, before any property gets discussed.
  2. Analyze the options
Model the realistic paths for the asset, after tax, against the client's actual hurdle rate and time horizon, not a generic template.
  3. Align the stakeholders
Bring the trustee, co-owners, and outside advisors to a shared understanding of the trade-offs before a decision is made.
  4. Document and implement
A written record of the analysis and the reasoning, then execution, because in this world, the process is judged as closely as the outcome.

Who we work with

Real estate is rarely the only asset in the room. We're built for the ownership structures that come with that.

Why Crest Capital

You don't need another broker. You need someone who can sit at the table before the transaction exists.

Licensed in three states, reach beyond them
Real estate broker licensure in California, Washington, and Texas, with offices in Newport Beach, Bellevue, and The Woodlands, plus access to market data across the continental United States, Canada, and the EU for clients with cross-border holdings.
A builder's background
Trained in architecture and construction before real estate, useful when the right answer for a property is what could be built, not just what's there now.
Discretion by default
No transaction is used for self-promotion. If a client wants a matter publicized, that's their call to make, not ours.
Process over pitch
We're not compensated to recommend a sale. Engagements are structured as a flat-fee assessment, evolving into an ongoing advisory or asset management fee where it fits.
Culturally fluent
Wealth and real estate decisions carry different assumptions across cultures and generations. Working across a culturally diverse client base means recognizing what's actually motivating a family's decision, and what's off the table, before proposing a path forward.
Built for decades, not one transaction
Fiduciary real estate isn't a single deal. It's a relationship that outlasts a trustee's tenure and follows a family through the next generation. We're structured to be there for the next decision, not just this one.

What history teaches

The case studies here are drawn from public record, not client work. What happens inside a client's family stays confidential. What happened between the Vanderbilts and the Rockefellers does not.
